Simon Property Group
Water dependencyLow
Simon Property Group, Inc. is a real estate investment trust that owns, manages, and develops shopping malls, outlet centers, and retail properties. Water is not a direct input into Simon's core business activities, but water-intensive uses such as restrooms, cooling, landscaping, irrigation, and other building operations account for part of the company's significant property footprint. This gives Simon greater direct water exposure than primarily financial companies with office-based operations.
Simon's most significant water achievement is the expansion of smart water management. More than 850 sensors operating across 89 properties allow real-time leak detection and consumption monitoring. Property teams use this information to respond to unusual changes in water use before large volumes are lost. Simon reports that its smart water management sensors have generated savings of approximately 122 million gallons year to date.
Simon Property Group has also reduced landscaping demand through drought-tolerant plants and xeriscaping, drip irrigation, and more efficient sprinkler systems.
The company has also expanded its water-risk assessment across its property portfolio. In 2025, Simon applied the WWF Water Risk Filter to 187 properties to assess basin-level physical, regulatory, and reputational risks. The process identified 20 priority properties for further review based on water availability, consumption patterns, water, sanitation and hygiene conditions, and stakeholder concerns.
However, the company's total reported water withdrawal increased by 3% from 2024 to 2025, so Simon did not reduce overall water demand across its portfolio during that period.
